Monitoring of six geotechnical test pits was followed by the excavation of four larger trenches. Natural river terrace gravels were observed at heights between 1.74m OD and 2.38m OD. The following archaeological remains were excavated: Roman and medieval fragments were found together in subsoils within TP 6, while medieval or post-medieval stonework was visible within TP 4, below the footings of the post-medieval boundary wall.
Evaluation trenches 1 to 4, all situated at the southern end of the site, revealed a natural sequence comprising gravels, sands, subsoil and topsoil. The upper two levels contained material dating from the 17th to 20th centuries.
Trench 3 contained a linear "cut" sealed below the subsoil that was almost certainly a former root channel, containing loose fragments of post-medieval pottery.
Trench 5, at the north-west end of the site, contained a number of brick walls of ?17th-18th century date. 18th century clay tobacco pipes were found in the backfills.
Trench 4 contained a large rectangular pit dating to the late 19th century.
